Rent roll vs the leases

About this demo

You're buying a Cambridge lab building. Its leases have been amended, extended and assigned for years, so most terms come from the latest amendment. Check ties each rent roll line to its clause and recomputes the rents.

How this demo was made

The leases, amendments and assignment are the tenants' real filings with the SEC, printed from EDGAR. The rent roll is a synthetic sample written from those leases with four planted errors, and every page is marked as such; the landlord and tenants did not prepare it. The assessments are Claude's, made with CiteLLM Check; CiteLLM located every quotation in its source and checked every figure and calculation. Four items need evidence the file doesn't contain, such as the landlord's consent to the assignment and Solid's commencement date. The review above is CiteLLM Check's own viewer, as it opens in ChatGPT and Claude.
